We have lived at our current location for 6 years. We are excellent renters and have paid rent faithfully all these years. We just found out that the owner of the house is going to put the house on short sale. As far as we are aware from public records he has NOT stopped making mortgage payments so the house is not in Foreclosure.
We are afraid he is going to ask us to move because an empty house is easier to show. Are we protected at all?
I keep being told that there are new laws protecting renters if the landlord put the house on Short Sale, but I only see that for foreclosures.
Since I had to quit my job to take care of my disabled teenage son we live paycheck to paycheck with no ability to save for a deposit on another residence.
One friend suggested that if we are asked to move that we fight the eviction (since its not because we haven’t paid rent) and go to court. But if we loose I was told we could be black listed as renters forever. I have perfect rental history.

No we are not on a lease. We were for the first year. But that was 5 years ago
We are in Sacramento county, CA. It is not rent controlled.

As long as you are paying rent in full all you are entitled to is a 60 day notice to vacate. There is nothing to "fight", you would be evicted for failure to vacate, in which the only argument is to prove you moved out.

And yes, if you are a jerk about leaving it will be on your credit report. You have absolutely nothing to gain by giving the owner a hard time.
